Frequently Asked Questions
When people get into property management for the first time, there’s a lot of questions that need answers. Here are the most common ones we get:
General
How do you make me more money?
Doorstep promotes short term rental properties on sites including Airbnb, Booking.com, and VRBO. Our top-notch customer service means your guests receive a response to their inquiries within 1 hour–not only does that help ensure that they stay at your property, but it leaves them feeling like they’re in good hands.
Additionally, we implement consistent price monitoring technology to ensure your daily pricing reflects the current short term rental market supply and demand.
Is my home a good candidate for a short-term rental?
Most likely, yes! Some areas perform better than others, but with a little creativity, almost any property can become a successful short-term rental. Our Free Rental Analysis lets you see how your property could perform as a short-term rental, so you can see if it’s worth the investment.
Can my home make more money as a short-term rental than a long-term rental?
Yes it can! Depending on local market conditions, your home can make 2-3 times the income of a traditional long-term rental.
How much can I charge for my rental?
Throughout Utah, you’ll see short term rentals priced differently based on not just the amenities in the home, but the amenities in the area. Ideally, you’ll see a 10-20% return on your investment, so the dollar amount will vary.
That said, the more local amenities that are available to renters, such as skiing, shopping, hiking, or even the Sundance film festival in Park City, the more you can charge for your property. We’ll help you determine nightly rental rates based on what your property has to offer.
What makes you qualified to manage my rental?
Doorstep has 12 years of experience managing rental properties, and our team members own rental properties themselves. We’ve seen first-hand what makes a rental stand out against the competition, and we strive to make each one we manage fall into that category.
Some homeowners worry that renting out their homes will open them up to damage. Doorstep property inspections ensure routine maintenance is performed on your rental, and any quality issues and missing inventory are addressed promptly–we’ll even count your forks!
We want your house to stay in tip-top shape. That keeps you and the guests happy, and that makes us happy.
Do you actually count the forks?
Maintaining a high-quality experience for our guests is a huge priority for us, and promotes 5-star reviews. Because of this, we conduct frequent property inspections (including counting the forks!), and only hire the most qualified vendors, contractors, and cleaners to take amazing care of the property.
Utility Management
How do I get started having Doorstep manage my utility bills?
Doorstep just needs the rental property address to get started managing your utility bills. If we happen to need any additional information from you, we’ll be in touch.
Is utility management included in Doorstep short term rental property management?
Yes! Utility bill management is a standard service we offer to all of our clients. You’re welcome to turn over the bills to us or manage them on your own. Our fee is the same either way.
Does it cost extra to have Doorstep manage my utilities?
Since utility bill management is already included in Doorstep’s property management fee, there is no additional charge for this service.
Once you turn over utility bill management to Doorstep, you will no longer be able to log into the utility account; everything will be in our name for the property. However, you will receive an outline of your utility bill in your monthly owner statement provided by Doorstep.
How and when do I receive utility data from Doorstep?
Your monthly owner statement from Doorstep will share line item expenses with you; all your monthly expenses, including utilities, are conveniently consolidated into one statement for your records and review.
